MedImpact Corporate Headquarters

Building designed to achieve LEED Gold Certification, now houses the Corporate Headquarters for MedImpact Healthcare Systems, Inc.

The new six story, 154,987-square foot professional building located at 10181 Scripps Gateway Court is completed and is the new corporate headquarters for Medlmpact Healthcare Systems, Inc., a San Diego based company and the nation's largest privately held pharmacy benefit management company delivering pharmacy benefits to more than 32 million individuals nationwide. The campus will also be home to several other businesses.

The class A office building is designed to achieve Leadership in Energy and Environmental Design (LEED) Gold certification by the U.S. Green Building Council. Designed by local architects Hanna Gabriel Wells, the buildings' sustainable features include storm water quality control, water efficient landscaping, construction waste recycling, and the use of sustainable and recyclable building materials. Thirty-five percent of the building core's electricity will be derived from renewable resources.

The building’s forward-looking design and sustainable features also extend to the four-story, 658-space parking structure, which includes designated parking areas for fuel efficient vehicles.

"Our goal with this project was to enhance the Scripps Ranch Gateway area by providing quality LEED certified office space with an orientation to the freeways that makes it easily accessible to people who live and work in the area," said Colton Sudberry, president of Sudberry Properties.

The steel framed building with natural stone and glass facade, coupled with the natural beauty of the surrounding terrain and abundant landscaping combines for a relaxed-yet-dynamic working environment. Terraces at Copley Point

Project architect Sean Chen of Architects Hanna Gabriel Wells in Ocean Beach states that the project was certified as LEED-Silver, indicating that it exceeds the usual energy and environmental standards. The detailed landscaping, flowing waterfall and inviting benches in the attractive courtyard provides working professionals a perfect location to enjoy their lunch or conduct casual outdoor meetings. The project is ideally located in Kearny Mesa, allowing business professionals easy access from both the Interstate 805 and Highway 52. Construction of the Terraces at Copley Point was completed Fall 2008.

Kaiser Permanente recently closed on its purchase of the 175,000 square foot building as part of their growth plans for San Diego. The other building of 205,000 square feet is fully leased by Cricket Communications as their corporate headquarters. "To have both of these building fully-occupied is a significant accomplishment, especially during these difficult times. We build to a high standard, and include many extra details that make a campus exceptional – the courtyard with contemporary landscaping, water features, and rolling grass hills that block the view of cars," said George Yermanos, Sudberry vice president and director of property management.

The three-story parking garage has room for 1,073 cars and received two concrete awards. The first award for “Cornerstone Concrete Excellence” was awarded by The Southern California Concrete Producers and the American Concrete Institute selected the project to receive the “Parking Structure” award as part of their San Diego Chapter Awards program.
