Terraces at Copley Point Construction Nears Completion.

September 2008
Construction is nearing completion for Terraces at Copley Point, a premier office campus encompassing 530,000 sq. ft. of Class A office space plus parking on a 25-net-scre site at 5887 and 5893 Copley Drive in the northwest Kearny Mesa area.

Sudberry Development, Inc. is developing the $115 million project, which is intended to be Leadership in Energy and Environment Design certified by the U.S. Green Building Council

The office campus encompasses two steel-framed, six-story office buildings totaling 175,000 sq. ft. and 205,000 sq. ft., respectively. An adjacent three-story, cOncrete, open-air parking structure will accommodate 1,073 cars.

The design of the office buildings incorporates natural stone exterior and glass, with a punched glass and curtain wall system that offers exceptional views from the elevated site. Distinguishing features include two-story lobbies accentuated with granite, cherry-wood panel systems, stainless steel and indIrect lighting; exterior terraces off the upper floors; loggias at the entry of each building; and a flowing water feature near the main entrance to the buildings.

A courtyard with contemporary landscape, rolling grass hills that block the view of cars, and sitting benches within break-out areas will provide working professionals with the ideal setting for dining or conducting casual outdoor meetings. The campus offers a prime location just south of UTC and Governor Park, with easy access from both I-805 and Highway 52 and exceptional freeway-visible signage opportunitIes.

Brad Tecca, Tony Russell and Rick Reeder of Grubb & Ellis|BRE Commercial are handling leasing. The project can accommodate users ranging in size from approximately 10,000 to 380,000 sq. ft. The variation in building sizes will provide users with flexible floor plate sizes ranging from approximately 27,000 to 36,000 sq. ft.

Henna Gabriel Wells Architects is the project architect. Reno Contracting is the general contractor. Subcontractors include Otis Elevator Co., Dynalectric, Rossin Steel and Sunset Glazing. Construction is slated for completion in fall 2008.
