Management Team

A tiered system of responsibilities allows our Property Managers to devote much of their time to creative thinking about the asset as a whole. With overall responsibility to their assigned assets, a weekly all-hands meeting allows for free exchange of information and ideas. Communication is a top priority, and by spending time talking and listening to tenants, our Property Managers are alert to opportunities to add value by re-leasing, re-tenanting, expanding or reconfiguring existing tenant space to increase the NOI.

If a tenant dispute does arise, we strive to act fairly and in a straightforward manner to settle the dispute in as close to a win-win situation as possible. Our tenants are our customers, and excellent tenant retention is the result of the special emphasis we place on individual attention.

Property Management Assistants provide a backup network for our managers. With over 200 tenants, our Managers rely on their Assistants to handle much of the day-to-day lease administration. They maintain vendor and tenant insurance certificates, sales reporting, hazardous forms, non-responsibility notices, welcome packages, and solicitation application calendar.

The Property Services team provides a quick-response service to the tenants via e-mail, cellular telephones, pagers, and a 24-hour answering service that provides tenants with access to our management staff at all times. Our Property Services Manager, who has been with Sudberry over 10 years, can identify and often resolve a maintenance crisis or minor incident at a fraction of the cost of outside vendors. Billed back to projects on a strict time-and-materials basis, our system is both time-efficient and cost-effective. The Property Services Assistant maintains utility and trash collection logs and monitors vendor expenses and co-ordinates all routine maintenance call and inspections.

Sudberry is passionately committed to further education, and all the members of our team attend ICSC, ULI or other seminars and courses on a regular basis.
